Help! Something about my lease for my house!

i don't know if anybody knows anything about leases but i'm in a tough situation here. I live in quebec and work in Ontario....taxes are killing. I signed a 2 year lease to own with with my buddy and his fiance....my name and his name is on the lease. I signed the lease sept 1st 2005 and the term ends aug 31st 2007. I wanna leave ASAP, i wanna move to ottawa close to my jobs and was thinking of subletting or assigning my lease.

Anyways, this is not my problem...the lease for the house was because the current owners got a devorce and the were gonna lease the house and give the option to buy but this house was sold to a housing company a few months ago (3 or 4months). But my lease was being handled by a subleaser representive, basically taking care of the owners and the leasers.

Now my mother told me that (but not 100% sure) because the property was sold, the new owners must have us sign a new lease contract because our current lease is now Void. My roomate and I never signed anything so now my mother says that i'm basically free to go any time I wish....is this true? or does the lease contract just get carried over to the new owners?

i would phone the new owner/company and ask,tell them you want to move out, see what they say.
they may have bought the place with the understanding they had to let you finish your leases, but what if you don't want to?
also, you could heck the govn't websites, they must have somthing about renters rules.

thanks, i'll call the Regie du logement au Quebec and see what they say....reason i'm asking is because my sister was living in an apartment on the quebec side and the building was sold and landlord asked if they would like to sign the new lease because of the new owner, they were 4 months into there 1 year lease and the landlord coundn't refuse them to leave....so this rule is pretty vague, i don't know but i'll call

that landlord said that because the contract had the original owners name printed and sign to the contract...now seeming that the building was sold, that they needed to have another contract signed with the new owner of the building

Oh, and also another thing...we had an agreement with the original owners that there was things missing to the house, like outside lights and backyard lights, the oven fan didn't have a cover and cold air was coming and needed fixing, the furness isn't connected to the humidifier and all sorts of little things that...when it was needed, we'd fix it and get reimbersed but now with the new owners we called our representitive and he said that he's having a hard time getting anything from them....so basically i think we're fxing this house on our own free will....anyways, just wanna put it in there

I think you can get out of your lease just fine, if you find another tenant that the new owner approves of, however unles you have something in writting with the original owner about the repairs you put in...I think your SOL on those and the new owner doesn't have to re-imburse you.

Talk to the regie, they'll be your best bet. My boss is a slum lord (I mean land lord) in Quebec and he has mentioned to me that the rules in Quebec, favor the landlord much more then the tenant, the opposite of Ontario.

well, my mother got a hold of the regie and basically, i'm SOL....the lease is still on. I'll have to subelt and the only way that I can get the money back is to send a registered letter threatening to pay us back or the Regie will break the contract...but my roomate wants to stay there so. anyways thanks guys
